This Refund Policy explains when fees paid to Offer Ready Capital, LLC ("ORC") are refundable and under what

circumstances. Please read this policy carefully before submitting an application or making any payment. By

paying any fee to ORC, you acknowledge that you have read and agree to this policy.

The application fee is a processing and review fee charged to cover ORC's cost of evaluating your deal, reviewing documentation, and conducting underwriting analysis. The refundability of the application fee depends on the outcome of ORC's review:

APPLICATION FEE IS REFUNDABLE IN ONE SCENARIO ONLY

ORC will refund the application fee in full ONLY if ORC declines your application after

completing its review. In this case, ORC will initiate a refund via the same payment method used

to remit the application fee (Zelle, ACH, or wire transfer) within 5–10 business days of the decline

notice, subject to any standard applicable processing fees.

APPLICATION FEE IS REFUNDABLE IN ONE SCENARIO ONLY

ORC will refund the application fee in full ONLY if ORC declines your application after

completing its review. In this case, ORC will initiate a refund via the same payment method used

  • Borrower changes the deal terms or property after approval;


  • Application is declined due to Borrower's misrepresentation or omission of material information;


  • Any other reason not specifically identified above as a refundable scenario.

APPLICATION FEE IS NON-REFUNDABLE IN ALL OTHER CASES

The application fee is EARNED by ORC upon approval and constitutes compensation for services rendered,

regardless of whether the transaction ultimately closes. Approval of your application represents a significant

expenditure of ORC's resources, time, and capital allocation.

completely and unconditionally non-refundable under all circumstances once paid.

Extension fees paid to ORC in connection with an extension of the due diligence period are non-refundable under all circumstances once paid, including if the extension is subsequently cancelled by the Borrower or if the underlying transaction terminates after the extension is granted.

ORC's Refund Policy applies only to fees paid directly to Offer Ready Capital, LLC. Fees charged by the title company or escrow agent — including the Preliminary Title Fee, escrow fees, and any other title-related charges — are assessed by our trusted title partner and are governed by the title company's own policies and agreements. ORC has no authority to refund or waive title company fees.


Borrower is solely responsible for all title-related fees in addition to ORC's fees. ORC's fee calculator on our website reflects ORC fees only and does not include title or escrow fees.



  1. HOW REFUNDS ARE PROCESSED


In cases where a refund is due (i.e., ORC declines the application), ORC will process the refund as follows:


  • Refunds for payments made via ACH transfer will be returned via ACH to the originating bank account. Processing time: 3–5 business days after ORC initiates the refund, subject to any standard applicable processing fees.


  • Refunds for payments made via wire transfer will be returned via wire to the originating account. Borrower must provide wire return instructions. Processing time: 3–5 business days after wire instructions are confirmed, subject to any standard applicable processing fees.


  • Refunds for payments made via Zelle will be returned via Zelle to the originating account. Processing time: 1–3 business days, subject to any standard applicable processing fees.


  • ORC does not issue refund checks, prepaid cards, or any form of payment other than Zelle, ACH transfer, or wire transfer.


ORC will send written confirmation of any approved refund by email to the address on file for the application.



  1. REFUND REQUESTS


To request a refund in cases where you believe a refund may be applicable, please contact ORC in writing within 30 days of the event giving rise to the request:

Include in your request: your full name, deal number, the fee amount and payment date, and the reason you believe a refund is applicable. ORC will respond in writing within 5 business days.



  1. DISPUTES


Any dispute regarding a refund that is not resolved through ORC's internal process shall be resolved by binding arbitration in accordance with the Dispute Resolution provisions of ORC's Terms of Use. You agree that any arbitration shall be conducted on an individual basis and not as a class action.



  1. POLICY CHANGES


ORC reserves the right to modify this Refund Policy at any time. Changes are effective when posted at here The policy in effect at the time you pay a fee governs that payment.
